What we found: FLIR thermal imaging revealed moisture in the subfloor extending 14 feet from the elbow — far wider than visible surface damage suggested. The crawl space vapor barrier had absorbed approximately 30 gallons. Moisture meter readings in the subfloor framing showed 34% moisture content (dry standard: 12–15%). Category 1 clean water, Class 3 damage severity.

What we did: Truck-mounted extraction removed standing water from kitchen and crawl space. Nine commercial desiccant dehumidifiers and six high-velocity air movers ran for 6 days. The HOA’s carrier accepted responsibility for the shared pipe chase failure. The homeowner’s Allstate policy covered the in-unit remediation — drying, flooring, and wall repair — at $9,800.
